Michelle Anne Farbon, Owner and Property Manager of PEB Real Estate says “Each year, storm damage causes thousands of dollars damage to her clients rental properties, most of which could be avoided with some simple maintenance”.

Here are three simple jobs Michelle recommends before the big winter storms arrive.

  1. Take a trip to your property next time there is heavy rain. Check the gutters are handling the water flow and that there is no damage being caused by overflowing gutters or blocked soak wells. This is especially important if your property is new. Picking up any leaks or improper installation of roofing, guttering or soak wells whilst under warranty is essential.
    If the gutters are overflowing on an already established property, the most likely cause will be fallen leaves from a nearby tree. Of course these can be cleared by yourself but if you’re running short on time, get your property manager to organise a handy man that can do the job for you.
  1. Large trees around a property can be problematic. In Australia, eucalyptus trees can be very unpredictable and strong winds from winter storms can cause limbs to fall onto houses. Make sure they are cut back away from the roof and overhead power poles/lines.  Western Power will do this for you if they are close to their lines but there will be a charge. If you have large trees, make sure you use a professional arborist; tree lopping can be very dangerous because predicting where limbs are going to fall can be a guessing game unless you put the correct protocol in place.   1. Remind your tenants of the problems that winter can bring. Ensure they know when to call their property manager to report a problem and what the emergency contact number is if it happens. Delayed repairs to water damage can cause damage and sometimes health issues due to accumulation of mould, both of which are easier to fix when the problem arises rather than months or sometimes years down the track when the tenant vacates.
